양재동의 한 모퉁이에 위치한 이곳에, 사람들이 스쳐 지나가는 순간에도 오래 머물 듯한 건축을 두고자 했다. 북쪽 도로에 면한 이 땅은 지금껏 사람들에게 주목받은 적이 없었지만, 건축가는 오히려 그 결핍을 밑거름으로 펜을 잡았다. 보이지 않는 특별함을 짓는 것, 그것이 이 프로젝트의 출발이었다.
좁은 골목과 틈 사이에서 드러나는 단편적 시야가 건축의 얼굴이 되었다. 외부 형상의 각도를 틀고 비틀어 순간의 시선을 붙잡는 외형적 인상을 조성하였다. 저층의 가벼움과 상층의 무게는 서로 긴장을 이루며, 도심 속에서 시선이 위로 끌려가도록 유도한다.
본 프로젝트는 도시와 사람, 그리고 시간을 향해 건네는 은유적 응답이다. 단순히 기능을 담는 그릇이 아니라, 낯선 풍경을 틔워내고 사라져 가는 장면을 붙잡아 두려는 건축적 몸짓이다. 골목의 흐름 속에서 잠시 고개를 들게 하고, 반복되는 일상에 작은 균열을 내어 새로운 감각을 일깨운다. 아직은 낯설지만 곧 익숙해질 이 건축은 그 사이 어디쯤에서 끊임없이 스스로의 의미를 갱신하며, 도시의 또 다른 층위를 형성해 간다.
#Site Plan
북쪽 도로에 접한 이 땅은 건축물 높이에 큰 제약은 없었지만, 근린생활시설이라는 용도의 특성상 사람들의 이목을 끌 기회가 부족한 모퉁이에 자리하고 있었다. “사람들 눈에 띄는 무대가 마련되지 못하니, 스치듯 지나가는 이곳에 강렬한 인상을 줄 수 있는 건축을 만들자”라는 발상이 자연스럽게 프로젝트의 목표가 되었다. 결국 이 건축은 단순한 건물의 범주를 넘어, 이 땅이 가진 한계를 전환시키는 새로운 건축적 장치로 구상되었다.
좁은 골목 어디에서 바라보아도 쉽게 인지될 수 있도록 형태를 계획했다. 폭 6m 남짓한 골목길 사이로 드러나는 단편적 시야 속에서도 강한 존재감을 드러낼 수 있도록 외관의 각도를 치밀하게 계산해 의도적으로 비틀었다. 그 결과 건물은 정면에서 마주하기 전, 이미 골목 틈새 속에서 독자적인 건축적 현상을 드러내며 도시 풍경에 스며들도록 했다.
#Elevation Design Concept : Body & Balance
이 건축물의 외관은 커피 원두를 직접 생산하는 건축주의 정체성과 깊이 맞닿아 있다. 원두가 불에 구워지는 정도에 따라 전혀 다른 향과 맛을 내듯, 벽돌 또한 불의 시간을 품어 색과 질감을 달리한다. 이러한 유사성은 벽돌을 주재료로 선택하게 한 자연스러운 설득이 되었으며, 이는 단순한 마감의 문제가 아니라 건축과 건축주의 삶이 서로 닮아가는 방식이기도 했다.
전체적인 매스는 뒤틀린 형상으로 계획되었다. 이는 단순한 시각적 기교가 아닌, 도시적 시선을 다루는 장치였다. 좁은 골목과 인접한 대지 특성상 건축은 정면에서만 드러나지 않는다. 오히려 골목 틈새에서 스쳐 보는 순간에 존재가 드러나야 했다. 우리는 그 찰나의 시선을 포착하기 위해 매스를 의도적으로 틀었고, 그 결과는 주변 길들과 마주하기에 최적인 입체적 응답이 되었다.
외관은 단순한 형태와 재료의 조합이 아니라, 건축주의 정체성과 장소의 맥락, 그리고 도시적 시선이 교차하는 지점에서 응축된 산물이다. 벽돌이 지닌 시간성과 뒤틀린 매스의 시선 장치는, 이 건축이 단순히 땅 위에 놓인 오브제가 아니라 ‘보이는 방식’을 새롭게 제안하는 무대임을 드러낸다.
#Core & Entrance
가로로 길게 늘어진 대지에서 우리는 코어를 한쪽에 치우쳐 배치하는 대신 중앙에 두는 방식을 선택했다. 전용면적의 극대화 하기 위해 면의 구석에 구겨 넣는 것이 일반적이지만, 그로 인해 생겨나야하는 복도로 인해 공간활용의 유연성을 떨어트린다. 이에 일부 1층 면적의 손실을 감수하더라도 코어를 중앙에 두어 사용자가 전체 공간을 균형 있게 경험할 수 있도록 했다. 그 결과, 1층 외부 진입로에는 높은 층고가 확보되었고 이는 방문객에게 특별한 공간적 경험을 선사하는 장치로 작동했다. 결국 중앙 코어 배치는 각 층의 잠재력을 최대한 끌어내며, 건축을 ‘면적의 합’이 아닌 ‘경험의 무대’로 완성시켰다.
#Open-Sky Void Space
남측은 인접 건물로 가려져 조망이 제한되고, 북측 역시 열어둘 만한 풍경이 부재하였다. 이에 입면 전체를 투명하게 개방하기보다는, 업무 환경에 실질적으로 기여할 수 있는 채광 방식에 집중하는 것이 합리적이라 판단했다. 일과 중 대부분의 시간을 인공조명 아래에서만 머무는 단조로운 환경을 피하기 위해, 건물 내부 깊숙이 자연광을 끌어들이는 전략으로 외부 중정을 도입했다. 이를 통해 건축물은 외부로 크게 열지 않고도 내부에 빛을 확산시킬 수 있는 장치로서, 테라스 위로 뚫린 보이드 공간을 계획해 작은 하늘의 풍경을 실내로 끌어들였다.
이 중정은 사무 공간의 프라이버시를 유지하면서도, 상부에서 부드럽게 스며드는 자연광을 통해 쾌적한 업무 환경을 조성한다. 동시에 내부와 외부의 경계가 열리며, 단순한 실내 업무 공간을 넘어 빛과 하늘을 공유하는 열린 장소로 확장된다. 결과적으로 이 보이드 공간은 건축적 제약을 극복하고, 일상적 업무 환경을 질적으로 향상시키는 공간적 핵심 장치가 되었다.
#Stair & Core Space
계단실은 단순한 수직 동선의 기능을 넘어, 공간적 경험을 설계하는 장치로 계획하였다. 방문객은 1층에서 진입하는 순간, 긴 터널을 통과하듯 빛과 재료가 절제된 공간 속으로 들어선다. 거칠게 마감된 벽면과 단정한 콘크리트 계단은 불필요한 장식을 거부하며, 마치 동굴 속으로 들어가는 듯한 원초적 감각을 불러일으킨다.
이 내향적 경험은 외부로 열려 있는 공간과 뚜렷한 대비를 이루며, 건축이 가진 두 가지 성격—닫힌 내부와 열린 외부—을 극적으로 부각시켰다. 어둡게 응축된 공간 속 작은 창은 시선을 붙잡고, 그 빛은 공간의 리듬과 체험의 깊이를 형성한다. 결국 이 계단실은 빛과 어둠, 밀도와 개방이라는 건축적 이중성을 응축해 경험하도록 유도하는 장치로 기능한다.

At a corner of Yangjae-dong, we set out to place a building that would linger in memory—even in the brief moment when people pass by. Although the site faces a northern road, it had never drawn much attention. Rather than seeing this as a limitation, the architect treated it as fertile ground. The project began with the idea of constructing an invisible kind of distinction.
Fragmented views revealed through narrow alleys and gaps became the face of the architecture. By tilting and twisting the angles of the exterior form, the building was shaped to capture fleeting glances. The lightness of the lower floors and the weight of the upper levels create a subtle tension, drawing the eye upward within the dense urban fabric.
This project is a metaphorical response to the city, to people, and to time. More than a container for function, it is an architectural gesture that opens unfamiliar scenes and holds onto moments that might otherwise fade away. It gently lifts one’s gaze within the flow of the alley, creating a small crack in everyday repetition and awakening new sensations. Still unfamiliar yet soon to become familiar, the building continuously renews its meaning somewhere in between, forming another layer of the city.
#Site Plan
The site, located along a northern road, was not heavily restricted in height. However, as a neighborhood commercial facility, it sat on a corner with limited opportunities to attract attention. This led naturally to the project’s goal: to create architecture that could leave a strong impression, even on those merely passing by. Ultimately, the building was conceived not simply as an object, but as an architectural device that transforms the site’s limitations into potential.

The form was carefully planned to be easily recognized from anywhere within the narrow alleyways. Even within the fragmented views created by a six-meter-wide street, the exterior angles were intentionally twisted and precisely calculated to assert a strong presence. As a result, the building begins to reveal itself as a distinct architectural phenomenon within the gaps of the alley—before it is ever encountered head-on.
#Elevation Design Concept : Body & Balance
The exterior is deeply connected to the identity of the client, who directly produces coffee beans. Just as roasting levels create entirely different aromas and flavors, bricks—shaped by fire and time—also vary in color and texture. This shared quality made brick a natural choice as the primary material, not merely as a finish, but as a way for the architecture and the life of its owner to reflect one another.
The overall mass was designed in a twisted form. This was not a visual gesture alone, but a device for engaging urban perception. Given the site’s condition along narrow alleys, the building is rarely experienced from the front. Instead, it needed to reveal itself in passing moments. By intentionally rotating the mass, the architecture responds three-dimensionally to surrounding streets, capturing those fleeting views.
The exterior is thus not a simple combination of form and material, but a condensed intersection of the client’s identity, the site’s context, and the urban gaze. The time embedded in the brick and the visual strategy of the twisted mass suggest a building that is not merely placed on the ground, but one that proposes a new way of being seen.
#Core & Entrance
On a long and narrow site, the typical approach would be to push the core to the edge to maximize usable area. However, this often results in inefficient corridors and limits spatial flexibility. Instead, we chose to place the core at the center, even at the cost of some ground-floor area, allowing users to experience the space more evenly.
As a result, the exterior approach at the ground level gained a generous floor-to-ceiling height, creating a distinctive spatial experience for visitors. The centrally placed core ultimately draws out the full potential of each floor, completing the building not as a sum of areas, but as a stage for experience.
#Open-Sky Void Space
The southern side of the site is blocked by adjacent buildings, and the northern side offers no meaningful views. Rather than opening the entire façade, we focused on a daylighting strategy that would genuinely improve the working environment. To avoid a monotonous interior dominated by artificial lighting, an exterior courtyard was introduced to draw natural light deep into the building.
A void space opened above the terrace brings a fragment of sky into the interior, allowing light to spread without fully opening the building outward. This courtyard maintains privacy for office spaces while creating a comfortable environment through softly filtered daylight. At the same time, it blurs the boundary between inside and outside, expanding the workspace into a place shared with light and sky. Ultimately, this void becomes a key spatial device that overcomes architectural constraints and elevates the quality of everyday work.
#Stair & Core Space
The stair hall was designed not merely as vertical circulation, but as a device for spatial experience. Upon entering from the ground floor, visitors move through a restrained space of light and material, like passing through a long tunnel. Roughly finished walls and clean concrete stairs reject unnecessary decoration, evoking a primal, cave-like sensation.
This inward-focused experience forms a strong contrast with the outward-facing spaces, highlighting the building’s dual character—closed interior and open exterior. Small windows punctuate the condensed darkness, capturing the eye as light shapes rhythm and depth within the space. In the end, the stair hall functions as an experiential device that condenses architectural dualities—light and shadow, density and openness—into a single journey.
